Good afternoon,

Hope this note finds you well.

I got your details from the internet through a google search.

I have been having a problem with a leaky roof. A roofer has been to the property twice and applied Acrypol seal to the problem areas but after heavy rain about a glass of water’s worth is still getting through at a point below one corner of the sky light. It usually takes a few hours for the leak to begin after the rain fall.

Looking at the possible options on your web site I feel there is a solution that would work on my existing roof. Attached 3 photos to give you an idea of the work required.

Is this a project London Flat Roofing could get involved with?

If so please do forward your number and a convenient time to call to discuss further.

Look forward to hearing from you.

Best,

So you want to repair a flat roof and you want to know how. Here’s a few tips we’ve gathered after years of doing roof repairs.
A flat roof differs from a sloped roof in one regard. Water runs off a sloped roof but a flat roof must have a watertight seal to prevent leaking. A single crack in a flat roof can cause expensive damage.

The 8 Step Flat Roof Repair Guides
1.	Clean the roof of debris. Take a good stiff brush and sweep all the dirt away. You will be using roofing cement and it will not stick to a dirty surface.

2.	Take a sharp knife and cut around the damaged area. Make sure to cut a regular pattern like a square.

3.	The cut out of the dame will act as a pattern. Cut out the replacment material using your pattern.

4.	Cut out another piece of roofing material only 5cm larger.

5.	Use a thin knife, a putty knife is ideal, to slip under the edges of the cutout area and apply roofing cement.

6.	Spread a layer of roofing cement over the cut out layer.

7.	Press the new roofing material over the cement and tack down with roofing nails. Cement only the bottom layer and use nails for the top layer.

8.	Go around the edges of the topmost layer with cement. You’re looking to create a seal.

There you go our quick guide to repairing a felted flat roof.

FREE Advice
We’re happy to offer free advice. Roofing is not for the feint hearted or the inexperienced so it’s best to have a chat with an experience crew like us.

Kemper is laid wet and is easily dressed round the outlets and the up stands and once it has cured it will never come apart.

Thermal bridging thought the joists is stooped because of the use of the wood fibre insulation, this bridges across the tops of the joists in a continues slab.
The buildup of the flat roof will be as follows

EPDM rubber

18mm Ply or OSB

22mm Isolair (wood fibre with paraffin impregnation for water resistance)

40mm Pavatherm (wood fibre insulation)

LBD breathable membrane

150mm sheeps wool between joists

Plasterboard ceiling

This build up give us a U-value in the region of 0.20 W/m2K when building regs require 0.25 for flat roofs.
It must also be noted that there is no vapour barrier stoping the transfer of vapour up from the room below into the flat roof insulation.
Wool’s unique advantage is its breathability. When wool fibres absorbs moisture, they generate tiny amounts of heat. This warmth acts to prevent condensation in construction cavities by maintaining the temperature above the dew-point in damp conditions.

One of the benefits of a liquid rubber flat roof or any liquid flat roofing materials is the way it can be dressed around objects such as skylights, roof windows and pipes.

Basically whenever a detail on a flat roof is formed its a potential area for a leak, the ability to pour the product rather than cut and fold make a liquid roofing membrane the best when details are abundant.

Personally we tend to only use two liquid roofing products

Liquid Rubber ( EPDM)

Kemper

Both the above flat roofing materials have the benefits of being reinforced with glass fibber mat, some liquid membranes do not have reinforcing and from our experience this courses several problems.

One of the problems is the ability to control the depth of the liquid as its applied to the flat roof. Another benefit is the strength that is gained especially over stress points such as up against walls ware up-stands are formed.

The photo above shows the membrane dressed up the wall ready for the lead flashing to be dressed into the open chase, the decking to the flat roof is timber and will move over time the wall being from brick will not move so a common point for a flat roof to leak from is a crack at this junction.

Below shows just how the Liquid can be dressed around skylights. The liquid roofing membrane is dressed up and over the lip of the opening ready for the glass to be fitted and decking to be laid over leaving the entire roof flat ready for walking on.

This flat roof has been constructed over a new build basement in Hampstead NW3.

This old roof had problems – inadequate fall and puddling.

Stripping and re-laying the roof to the correct falls was an option the customer thought was too expensive, so it was decided that this flexible liquid roofing system would be used that is solar reflective and UV protective.

Guaranteed up to 25 Years!

The system is basically glass fibre ‘GRP’, but the resins have been modified especially for roofing applications like this roof. The end result is extremely satisfying, looks good and can come with guarantees of up to 25 years, depending on the layers we use to build up the covering.

By being able to lay this roofing system over the old mineral felt, the environmental impact was softened, the lifespan of the roof increased and the overall cost to the customer was reduced.
