Luckily for the owner of this property in Radlett WD7 he had held back some of the payments tot he builders and he is going to use this to have the problems  to the roof rectified.

It’s always hard to seal around a pipe on a roof that’s why we use liquid roofing systems, however to have used a liquid system on this roof would have been a little  “over the top” 98% of the roof is flat and EPDM is the perfect materials for large flat areas.

If you  look at the way the EPDM rubber has been finished around the skylight and to the box around the soil pipe the roofer hasn’t overlapped the EPDM tapes onto the EPDM membrane the required distance of 50mm. There are several other problems with the flashings on this roof  all down to badly trained or untrained installers of a perfectly good flat roofing system.

    I was having some issues with my flat roof construction. Pulling my hair out trying to understand warm and cold roofs. I reached out to Steven for help because I had condensation and mold in my cold roof, but he is in London and a long way away from me. He kindly sent over info and helped me solve the problem.
